Carolina Studios, a transformative affordable housing project developed by Kyle Barnes, will host its ribbon-cutting ceremony, March 21 at 12 p.m. The initiative, housed in the renovated Sunset Inn, introduces 27 rental units, including 24 rooms, a two-bedroom apartment, and two ADA-compliant efficiency suites, with the aim of filling a significant gap in the community’s housing needs.
Barnes detailed the project’s offerings and motivations, emphasizing the inclusivity and affordability of the units.
“We’re trying to solve a crisis here for housing,” emphasized Barnes, outlining that rents start at $750, with all utilities included, and an additional furnished package available for $125 per month.
With senior citizens comprising the majority of the tenants, Carolina Studios targets those primarily reliant on social security and disability income, ensuring the development caters to the community’s underserved segments. Despite misconceptions, the facility does not cater to Section 8 tenants but is open to anyone meeting the standard leasing requirements, including background checks and income verification.
Highlighting the comprehensive renovation undertaken, Barnes noted, “Essentially everything is new,” with upgrades to ensure code compliance, including a new fire alarm system and enhanced security measures like LED lighting and dusk-to-dawn sensors.
Barnes shared insights into the challenges faced during the renovation, from navigating building code requirements to managing costs, underscoring a commitment to both safety and affordability. He credited Stocks and Taylor, the contractor for Carolina Studios, for their expertise in navigating the complex requirements that were crucial for the project’s success.

“This is not all about profit…We’re trying to see if this concept is repeatable,” said Barnes, noting to maintain affordability in the long term, pricing strategies hinge on the efficiency upgrades and utility management.
